What are the ways to reduce putting down payment amount less than 25% for multifamily buildings with 6+ units?

The title company says it would need a satisfactory quiet title action and a couple of other factors that would be part of the QTA.I certainly can't be the first person to attempt to clear a title in New York and would love to get input from someone who has done so.Thanks in advance...

Agree with Kyle above, so you need to throw out gender, pregnancy, familial status, etc (just don't even consider it, mention it, or factor it into your screening in any way) then go back to your criteria and see if you have a qualified applicant.

At the point you're looking to rent it, consider all the factors necessary for investment. 

I know cost is a factor but think about overall functionality and does it do the 7-10 things you really need? 

I will have one apt from time to time with a Section 8 person but I would never operate a Section 8 building.
