If you anticipate that the tenant will stay longer than 6-months, I suggest having the lease end at the end of the month so effectively 6.5 month lease to make it easier when you extend.

It's the seller's loan, you don't "assume" the Citi loan, the seller extends credit that wraps the Citi loan.

In regards to the letting me know when they are headed out of town, 3 days may be over kill, but if a tenant is gone for an extended period I like to turn the water off and drive by a few times to check in and make sure everything is ok.

If you are only a prospective buyer of this problem, you'd better plan on another $5K+ just to clear it up plus an extended period of time.If I was the owner of the parcel with the house, I'd sue the decedent's heirs and devisees for wuiet title and partition unless you can identify them and gain cooperation.
