I'm contemplating contacting a handful of active home builders in this niche market to explore the idea of a partnership in which I would contribute the lot and they would put in a new home and we would potentially split the profits.  

For someone truly looking for bigger pockets ; ) and isn't afraid of delayed gratification and huge learning curves, what would be a good niche to begin exploring?

In order to achieve goal #1, I need to target a solid city/market and possibly a reputable turnkey company to help get my foot in the door.

I think its being by driven the shift toward urbanism and specifically the staff at the Hospital Center discovering the close proximity to work and all the amenitiesI'd really like to do some deals in the neighborhood to build my reputation in the community.  

Might not be for everyone but it's a great option for you to explore given that you're going to live in part and rent part.

I have yet to find one that is willing to damage their reputation by sending out a lot of lowball offers they don't think will get accepted.I have moved away from the idea of a buyers agent.
