My calculus is that in a market dip these satellite locations get absolutely hammered valuation wise and I worry rents would drop below cash flow.The one industry town is not as subject to price run up from my frothy market so might stay good in a dip... unless of coarse the state shut the jail down or began furloughing workers.I have decided I don’t yet have the balls or experience to brrrr in a location I can not drive to on the week end so am pretty limited on locations that meet the numbers.

If it has been on the market for a while I would say the ball is in your court. 

"ARV" numbers tossed around by flippers and turnkey providers are often little more than ball park guesswork.

Hi newbie here.. please excuse my ignorance but is it possible to analyze a property without knowing the rehab cost could u possibly get a ball figure or would u have to know the total cost of rehab

I'm from Brooklyn, so I can handle myself, but the South is a totally different ball game regarding how one "handles" themselves and I haven't gotten to that point just yet.Or if you would suggest a different area entirely, I'm open to hearing about it.

I have been listening to BiggerPockets for over a year now and feel like I have a nice little chunk of capital saved to get the ball rolling - however, given the volatility of this current market and my inexperience, I'm looking for advice for how to begin investing.
