It also helps if you know how to code instead of just using excel, it saves you a lot of time if you can build models that can predict the cost by drawing live data from the internet.

A few aspects of our search:Single family home with 7500 SQFT+ lot size, excellent public schools, suburb life stye, newish homes, good rental prospects, a budget of max $700K.I understand the market is pipping hot right now so not sure what the winning strategy would be but we are open to all-cash buying opportunities if that helps in any way.

What works for me:I keep a running excel sheet of all my RE expenses for the year and provide that sheet to my CPA.

We had an excellent long term tenant in a small condo building and he was driven out by an upstairs neighbor who had a seat on the HOA board.
