Any advice on what typical seller financing rates look like in the current market?

I recently bought a 100-year-old rowhome in Philadelphia as part of an estate sale.

When I'm starting to talk with real estate agents and they ask for more information about me, what should I be providing them?   

I'm hoping someone can clarify these two questions for me regarding PA Senate Bill 1173  - which requires wholesalers to have a real estate salesperson license beginning in 2025 - https://www.legis.state.pa.us/cfdocs/legis/li/uconsCheck.cfm... 

before even finding a buyer, I’m pretty sure first you have to find a good title group or real estate attorney that will do your paper work and contracts, and provide you with insurance if something happens later on. 

Hello BP friends,I am currently seeking out opportunities to buy real estate in north / central Jersey using seller financing but need some help.

If the lender has not foreclosed or taken a deed in lieu, then the seller is the current owner which is the BK estate. 

I’m a firm believer in that before one masters any creative or wealth building strategy in real estate investing, they need to master three things; (1) real estate PRINCIPLES, (2) real estate LAW, (3) real estate FINANCE.
