@Mary Mitchell my point was if landlords move more towards treating tenants as an essential element of their success the government only can interfere so much.

The problem is building and environmental restrictions make it difficult and expensive to build.

There's also the criminal element on the streets comprising every type of criminal there is, but here in CA we have degraded crime and basically nothing is against the law anymore, the prison doors have been opened, and it's impossible to be imprisoned. 

I can't speak to NYC laws, but in CA, open cary is not legal, so there ins't that element of them avoiding conflict because you are armed.

but yes, we have to pay attention to new laws, and deal with tenant friendly advocacy....  ...I would love to hear how you are mitigating your business risk with all these elements coming down the 'pike. 

I think there's an element of our culture as westerners (specifically a culture built around more, better, faster) that allows us to play the comparison game, but it doesn't cause our discontentment or our lack of happiness.
