I would mark the title insurance one, that way if your buyer wants title insurance (which they usually will) that work will have already been started.6) How many days do you typically delay closing?

There are too many for me to get into here.If you say "Screw it, the law says it needs to be deleaded to 5' off the floor, I'll just cover everything below 5'", you're going to get huge fines and the property will be marked as being illegally deleaded and that stigma will follow that house forever.
