But if I wanted to try renting it out on my own is there a consultant type service where I could a knowledge expert walk through my house with me letting me know what upgrades are likely necessary and what would not lead to actual ROI.

Also, if you plan any major upgrades, walk the property with your contractor to zero in on those costs.

I ripped all of that out and replaced it with nice 24" square tile, Kraftmaid cabinets, Granite countertops, new carpet in bedrooms, remodeled the bathrooms, repainted everything, upgraded baseboards, new appliances and fixtures, etc.

Also if I don't sell immediately, I was planning to continue my updates step by step, including some slight landscape repairs (not upgrades... it just ugly, want to bring it up to par), finish the apartment backdoor deck/section(its just high weeds and dirt).

By adding a detached ADU, you could double the improvement value easily if you add in cosmetic upgrades from the main part of the home.

I have spent around 16k in cleaning, painting, contractors, large trash & donation pick ups, utility and fixture upgrades, and re-did the floors to their original stains (one room exception).
