.- Code becomes a bigger and costlier deal -- all of your properties will be squarely considered commercial and NOT residential, so when you pull permits to do substantial improvements you'll *get* to install a sprinkler system, etc- (speculation here) More susceptible to property tax hikes As for me and my house, we have chosen to buck the conventional wisdom and stick to SFR and small multi's (doubling down on what we know and are skilled at) until we can jump to more sizeable mutlifamily properties.

One of the reasons we didn't purchase a double here in Cleveland was because they are historically very difficult to sell if you want to get out of the business.They were also way too expensive 4 yrs. ago and the idea of mediating tenant disputes with each other was more than we were ready for.

Also boring , but this summer I bought a home to rentat about fair market value payed 165k. 32k down 20% to avoid cmhc fees and it pulls in 500/months after expenses and pays down the mortgage by about 300 a month, but the interesting part was the fact it was on a double size lot, two days after I got the key I was applying to devide the lot , because I found a buitiful house that was going to be sold or demolished.
