Seems like there's less risk involved in that....There just seems to be a lot of moving pieces and I don't want to get burned before I even get out the gate...

Even though she isn’t directly responsible for this repair they will have to shut her sewer off and do some type of reconnection that I’m not clear on at this point, so it involves her but apparently she isn’t responsible for sharing much (if any) of the cost.

A couple of FRBOs said they may be interested but they said they will not deal with "an agency or company", "only if it's for me", some want to check credit and they want to know where you work or how many people will live in the house and some say no third party involved.

Every time the painter has to switch colors it involves cleaning his tools completely, swapping paint, and starting over.

We got involved in the demo and then again at the end of the project with the final touches (putting on switch plates, installing light fixtures, cleaning, etc).

There are investors in every market that buy directly from sellers and do not involve a listing.

Again, not to speak for everyone or try to "start anything", but personally I'd love to get involved with homes but the ease of entry, or lack of barrier makes it much easier for the cash strapped to get involved in mobile homes.

What are the costs involved with setting it up?

Thanks to everyone for weighing in, thankfully I'm not really involved in this situation, but since I hope to own some rental properties someday, it's good to see how to handle it.I definitely agree with Jerry W. about Dave Ramsey, actually our boss offered him a free financial peace University class, but you have to be ready to make a change before any of that excellent advice works.As someone who was a renter for 8 years (I can honestly say I was a good tenant, a roof over your head comes first) it's very interesting to see the other side of the coin.
