I'd say to look in your paper/internet/roadside for "we buy houses" signs. 

Because I am crunched for time (previous tenant's closing date kept getting pushed back), I may have to do a 6/15 move in date. 

My 2cents - do not invest in HOA community property, and if you do, make sure that they have an outstanding reserve study, no or very minimum delinquency and up to date maintenance.

You already have expressed a concern about neighboring properties/companies.I'm sure a quick search of the Internet will provide you with articles/info regarding stories of people buying properties for $X, not doing sufficient EDD, and subsequently finding out that there's an environmental issue and the remediation will cost a multiple of the $X purchase price. 

Blasting small businesses on a public internet forum is not a good look.

Wayne thanks for the response.I know we can not mention services etc here but do you trust those site that will do the title search on the internet and find out if there are liens on them ?

All the 1031 exchange does is defer the taxes to a later date.
