I haven't looked into 4-Plex financing structures in a while and wanted to see if my assumptions are reasonable for a property we are underwriting.Does 25% down at 6% on a 30 yr amortization schedule work for a simple investment acquisition, or are there better options?

They do this for a few reasons, they have to much work, not sure if they can do the work as good as the sub or the #1 reason is that the customer has asked for super low cost and discounting.

It is possible that I could wake up tomorrow in bizarro land and LA could turn into Detroit, we could hit an ice age and the great weather could go freezing, an Earthquake could put us underwater (literally), people in mass could decide that they prefer Omaha, all the tech companies, studios, and VCs could decide to move to Fargo, but I don't think so and I've got decades of data to back that up ... just in case my thesis is wrong, though, I always have multiple exit strategies to hedge against those kinds of risks and always watch and question assumptions.
