Hi guys, I am self employed with no proof of W2s, i make a living buying cars at dealer auctions and leaving them on a local used car lot on consignment, I have $30k liquid and around $90k tied up in my current vehicles, usually my  vehicle inventory is sub 11, I want to get into the real estate game but in my situation im guessing its hard to get a good deal in getting a loan, I am single, no debt or responsibilities , ideally i would like to start with a single family home but in the current market so high i would even consider condos/town homes.

Currently, I run a real estate portal for Spain.During my years in real estate here I have always wondered why more Americans don't invest over here.

Currently working through some (very) preliminary due diligence with the goal of creating a template for 150 & 250 unit climate control buildouts in order to dial in an acreage size to focus in on for land acquisition, and to try and determine the most cost effective & scalable footprint to build as a "test" that can be scaled. 

Currently we co-own a vacation property with my in-laws with which we have been using for our primary residence for 4 years. 

-It's difficult to cash flow because the current rent barely covers what the mortgage would be. 

The two apartments are leased currently at a value of $1300/month total.
