To start, I am no financial advisor but can give some beneficial clarity.Everyone must critically evaluate their financial plan to achieve wealth.

If you can’t take a little constructive criticism (and you’re obviously very quick to dish out criticism in a market you don’t know), then you might need to grow a thicker skin if you want to do real estate long term.

Best case scenario is we got some long term tenants and we just keep it as a buy and hold.Thank you for all the constructive criticism, it has been very helpful. 

Something as critical as oil, that we have in America in abundance, makes no sense to farm out to others as it gives them power over us, and our economy.

There are critical issues with the job market/hiring process.

Experienced folks from the local market were chiming in and criticizing the wholesaler, saying he didn’t know enough to handle that property, what he was doing was brokering without a license, etc. and other wholesalers were chiming in supporting the first-time wholesaler saying it’s not that hard don’t listen to the haters etc.

The property must have positive CF, and what I wrote below explains why that's so critical:1 -  The only thing that the interest rate impacts is the CF. 

I also am more critical in my analytics. 

So they get a firehose of information, and you absorb it like a sponge, but is the information you are absorbing the "critical information".

If you state that something critical to habitation, such as working toilets don't exist, the house is hanging half off a cliff, or so far we've counted 5,216 rats,  I'm guessing they will send you a work order and inspection requirement.
