Then I received my 2nd appraisal on 11/28/17 and noticed that both my appraisals were done by same appraiser and notified my lender, (2 different companies out sourced to same appraiser).

Joel is right about seller financing which is usually very common for the sale of small businesses.Also be in mind that as with real estate you really need to understand how to value businesses, such as ebitda multiples and such, if you want to do this correctly and will certainly require an attorney for the same as there is many more moving parts to the sale.

First off - I'm total noob so trying to learn a lot.I'm looking to buy a condo or townhouse which I plan on keeping long term as a rental property.From looking at Zillow I noticed that there are some large-ish neighborhoods where there are few to no properties for rent, and others where there are several properties for rent in a condensed area.All things being equal, is it better to avoid areas where there's a high concentration of rental properties?

ok i think what they are saying is they only make loans to LLC's which is common in the industry so they don't run afoul of dodd frank... you should have our LLC up and running before you start out anyway..

Did not notice any sounds.Main road properties might have a lower refinance and sell value (not sure on this and would like more advice).So I would like your opinion on this property.
