Hi @Cade Olof, we've utilized direct mail, cold calling and via current property managers to find off-market deals.

Here are 3 that have worked for us: Direct Mail, cold calling and via property managers. 

Identify those asset types you feel have the best opportunities for growth and are in-line with your objectives (I personally like domestic cold storage, self storage, last mile distribution, multifamily, senior housing, bio sciences).

Where I typically find the best deals is cold texting/calling and networking.

I started marketing 2 weeks ago with door to door, cold calling, and direct mail.

Any possible reason for them to be a motivated seller, and then write them letters, send post cards, cold call them after you skip trace their name and address.Or, a less expensive way is to drive around neighborhoods and knock on the door or write down the addresses and send them letters.

I'm currently cold calling banks and I'm putting together a list now for mailers.

Best way is cold call/text owners in the area with places you like.

That's a pretty small list to either direct mail or cold call.

Otherwise, no negative press with tenants.
