The owner's title policy premium, title search and closing services (collectively, "Owner's Policy and Charges") shall be paid, as set forth below.

The only exception to that is the Eastern Panhandle near DC.I’m not sure about this specific deal, but knowing the location and little to no cash flow, no way I would buy this. 

@Becca F. you and I both have been around long enough to know that the deal that gets touted at closing is far different than end of year actuals.

The buyer and seller don't meet until closing of it's an assignment deal (which I don't do much anymore).

Managing or leasing the property yourself would likely be considered self-dealing, which is prohibited.To stay compliant, it is best to hire an unrelated third party to handle the leasing and management duties.
