In most cases, when the tenant receives his check for what remains of his safety deposit along with a statement explaining in detail where that money went and pictures of the damage he caused,  it is left at that.

We actually implemented tenant liability insurance with appfolio because we had a tenant caused fire in a property and after all was said and done the owner's insurance company went after the tenants for the fire damage, and they did not have the money to pay it.

Most of the people I see at the range, and how they shoot when they are not in a high stress situation are pretty horrible shots, and the fact they are carrying cause me a bit of concern as they don't have what I feel is proper training.

Once everything in a property is fixed, you don't have to worry about repairs that much anymore until the next bad tenant come along and causes damages.

if you plan on doing an eviction, remind tenant that this does show up on their credit report so if they plan on renting again, or buying a house *wink, it will cause major problems for them.
