Understand that I've only been to the US twice on vacation so the numbers are my starting point.I am trying to hone in on areas where the average income is equal to or greater than the national average but I'm told that the Zipcode might be too broad and you need to zoom in closer but not sure how to do that from over here

The reason is you still have carve-outs even for a full 100% non-recourse loan where typically they leave exceptions for bankruptcy and fraud which is understandable.Now where some lender get you is they say 100% non-recourse but the carve-out language is so broad it is a recourse loan in disguise and worthless.

It's good to have a broad perspective of transactions since oftentimes the end result of an investment is either a retail sale or a market-rent priced rental to a buyer or tenant who isn't an investor.

See Brandon is on the opposite spectrum from me.His bread and butter is managing and mine is selling.That's like me putting in a clause that if you buy through me you have to choose me to manage it and the fees will be really fat.I don't manage because I don't like it and I love the art of the deal.I wouldn't force myself onto a buyer or seller for management when it's not my forte.
