It would be best to contact a real estate attorney to review the ground rent contract between the unit and the park owners.

Check the CA Landlord and Tenants Handbook for guidelines and speak to an eviction attorney.

@Nick Monge you answered your own question with creating an LLC, then have an attorney draw up an operating agreement creating the structure of the partnership.

I've come across this before in regards to deadlines and have actually had attorneys get involved..  

They trip and fall in your driveway and threaten to sue you, now you need to pay an attorney to defend yourself.

This could possibly be a factor if you did want to take the road out (assuming you can) but you'd need to get an attorney at that point.2- This is considered an alley btw and is very common for it to be used in the manner you described.
