Lastly, though it may be unlikely, if a party with an interest in the property comes back and claims they weren't properly notified of the tax sale, they can attempt to have the tax sale and all subsequent conveyances set aside.

Many properties listed on auction.com attempt to spook investors by suggesting that inspecting a property is trespassing.

I had my insurance agent attempt to contact the underwriter, but so far we had no luck.

The truth is, if the tenants are not making any attempts to pay now (not even making a partial payment), the Landlord will likely not get paid when the moratorium ends.

What I mostly see is people who have dubious claims of knowledge or expertise attempting to use that as a lever towards partnership when they don't have any money.

Also attempting to keep initial up front cash for the deal low.
