It’s also easier to manage several duplexes or triplexes than let’s say a 12 unit building as surely you’d need a management company.

However, this is a provision in your lease and I wouldn't change it now.As for the other two provisions (legal actions and termination clause), I would check with your state's laws and ensure that you are in compliance.

Wait....did you close on the property without having the seller pay for sewer/lateral compliance?

However the one underwriter I worked with thus far insisted on counting 0.5% of the loan balance per month against my income in spite of having assurance from my loan processer and this is in no way reflective of the reality of my loan situation. 

They are septic systems (you design a septic for the number of people that will be using it), parking (I think most CT municipalities due it by units, but there could be bedroom requirements), and egress restrictions for fire compliance (if only two exits, no exit can be through a bedroom because of potential obstructions).  

Trying to do the forms yourself the first time could be confusing and you may not be aware of all the wording needed in the operating agreement, the annual compliance costs/requirements/etc.
