Typically if the parks are kept in good shape and you pro-actively build a relationship with zoning/dept of health you should see fewer issues. 

You're picking a great time to move here - lots of activity going on.

This is hitting the NE Cape hard now and homeowners are being hit with $25,000+ in assessments.

However, as @Chris Mason also mentioned, I can't truly give you an assessment without seeing all of your paperwork and financials.
