another option is to pick a DC exurb like Hagerstown or Culpeper or Winchester or even the nicer areas of Baltimore (get some local experts to guide you if you go that direction) and start going there every weekend and really put some time in.hope this helps, feel free to ask any follow ups or PM me

Have a manufactured home deal that I want to pursue, built 99 that is sitting on prime 2 acre land here in central Texas, I have applied for financing + rehab cost that would hopefully get 100k on equity once appraised , but I have not heard back from any of the lender.
