He will take care of a lot of the non-specialized tasks such as cleaning, painting, landscape and other tasks that don't require licenses.

I've heard of non-traded REITs that have been more adventurous, but I've heard of many more that were just fee factories for sponsors.

The sellers operated the business, but only handled administrative tasks.

Your PM did not handle it property and should not have been tasked with handling it alone.Non-payment of rent is the easiest reason for eviction.

Coordinating the various contractors and vendors is a task best left to someone local to the property.That said, yes, a combination lockbox is the method we've used and highly recommend.

If you can cash flow with PM in place, then when you get orders overseas, you can enjoy the adventure and not worry about what’s happening stateside. :) Best of luck!
