Another criteria I had set was that it was within walking distance of the local University.

If you are near a hospital, university, etc this could be a viable option.

Basically I just graduated from Clemson University and a few months ago I realized I don't want to work for money, I want money to work for me.

Near fast growing university and upcoming high-speed rail station.

I'm heading to Philly this coming Saturday (1/30) and will be checking out several neighborhoods as well as open houses North of Temple University. 

.- I am a 21 year old currently in my 4th year of university, my program is 6 years long- I work a part time and made roughly 35k in reportable income - I have $30,000 saved for a down-payment - I have a good standing credit score- I have still not filled out a mortgage pre-approval as I am waiting for the perfect time.
