@Andy WuIf it was me I would work on getting rid of the second.  

Part of the "value add" you as a wholesaler are bringing to the deal is letting the sellers get rid of their problem.

She just wants to get rid of it she doesn't want to make any money on it.

Your friend just wants to be rid of the property.

I'm doing the same thing here in El Paso, except I got rid of my SFHs.

With that kind of cash flow, why get rid of it?  

I am focusing right now on wholesaling and eventually want to help people with bad credit get into homes while helping motivated sellers with getting rid of the home the no longer want.  

With listsource i believe you are paying per address so checking that box will get rid of any duplicate addresses that are the same so you are not paying for the same address twice.

I spoke on the phone with the Buildium people and they were telling me how good their accounting end of the site works, they were pretty much telling me that I could get rid of quickbooks.  

I believe this is bordering on predatory.I've asked them nicely to get rid of this, which they have to approach the board to settle.
