Are there any NH landlords that have a professionally prepared word doc for a month to month lease that they would be willing to share? 

We're more likely to see a correction in different sectors.Pay attention to Jim Rogers but be prepared to take advantage of market collapses rather than being paralyzed by fear.

Market directly to the sellers.Be prepared to spend a lot of time and money trying to shake these types of deals from the bushes.Commercial properties seem to be a lot easier to get owner financing on then single homes and doubles.

Now, in fairness, different market ... but remember people will give you obnoxious prices just to see if you say yes, so be prepared to haggle a little bit if necessary.

Why do you need an CPA or EA to prepare your taxes?  

They can do all the searches and prepare a document listing the defects to title. 

You do not have to have your credit ran to learn what their requirements are.Questions to the lender should be what is there turn time to prepare your pre-approval letter, what documentation will they need, can you apply on line.
