There's a tremendous incentive to fluff the figures to include any unheated sq. footage.

$/square foot and square footage is lower, so purchase price and repair costs are lower.

I'm thinking we may could get $200k for it considering the garage difference and square footage  The cumulative days on market are 6 or less for all these comps... it would sell fast I believe.Hit me with your questions and advice on this.  

I would judge the return on it by prices of homes in the area of simliar square footage ,however they seem to be anywhere from 80-90k all the way to 250k. 

That has been my biggest frustration with most wholesalers who have no idea how much rehabs cost and they use a too simple (in my opinion) formula of square footage x $30.Also, please please please do not overinflate ARV.

The problem was that the house was huge, and no one really wanted or valued the extra square footage.

How do you determine (approximately) how much something like an extra bedroom or bathroom is worth, or extra square footage or a larger lawn?

Hi everyone,I'm cold calling owners in my area, San Francisco and the Peninsula, and I'm targeting vacant lots or properties with enough square footage to build small multifamily, luxury SFR, or luxury condos on them. 

Which to me is as stupid as saying, "Extra square footage doesn't add any value because a lot of people want a tiny home."

If you are adding square footage then I say wait.
