I would judge the return on it by prices of homes in the area of simliar square footage ,however they seem to be anywhere from 80-90k all the way to 250k.

That has been my biggest frustration with most wholesalers who have no idea how much rehabs cost and they use a too simple (in my opinion) formula of square footage x $30.Also, please please please do not overinflate ARV.
