You can call it speculation but real estate goes up over time, almost a guarantee simple based on the cost of labor, materials, and the land it takes to make real estate happen.. not to mention, population growth.

Partnerships requires profit splitting, likely equity sharing .Therefore finding deals that will cash flow well to guarantee that  you and your partners all succeed in yall deals.

This will "guarantee" getting you first money investment/downpayment and a little bit more in the refinance process. 

No one will guarantee a price but they can give you somewhat of an idea of way to expect worst case.

@Benjamin Herhold yep it works, the issue is most lenders require you to move in within 60 days of purchase, and with proper disclosure requirements/notices/etc. you can't guarantee that you will be in within 60 days on an owner move in with a tenant-occupied property.
