Here we do not have mortgage terms longer than 7-10 years and most folks use a 5-year term, so the concept of ones mortgage rolling-over every few years is par for the course ... you simply renew/refinance, or pay out, as your mortgage comes due.On those 5-year terms, you have a choice of either a fixed-rate mortgage (on a 25 - 30 year amortization) or a variable rate mortgage (which floats with the prime rate).

I've thought about filling in the pool and having a useable backyard, cost is $5,000I've gotten 50/50 response from friends and family and wanted to see if I could get some feedback from folks here....fix the pool and keep for $2,500 or so ....or fill in and have a yard for $5,000?

And I'm guessing Angie's list is populated by more folks in the SF Bay area than in Rutland, VT :)I'd look for the hallmarks of any modern professional: quality website, easy to find pricing, phone/email responsiveness and any references you can find.I've used the same home inspector on 8 different jobs in VT.

@Joe Holly  your tenant base in the B - C and D  are mostly money order folks and cash.REason:1. bounced to many checks and they are in a federal data base and will never be able to open a checking account under that SSN again2. foreigners  Hispanics don't trust banks and just use cash.The Aussie clients I had were astounded that renters could be in such a place as their system is far more advanced than us... no checks in AU  everything is electronic.
