Add on water boilers, siding, installing a furnace, painting the entire exterior, etc this expense can add up over time, so increasing it can't hurt.(2) I am a big fan of having a misc budget of $50/unit/month.

I also maintain an information document that answers all frequently asked questions and I proactively send it to every renter to avoid a lot of email traffic answering the same questions.How do you maintain and communicate schedules to cleaning staff, and apartment or resort security if applicable?

If they pay then reverse, you get nothing and need to reimburse ALL parties along that chain of payment including your PM.Now - on a separate issue, if your PM is accepting payment methods that are being dishonored frequently, its time for either a discussion about that with them or you changing PMs.

I don't think you are going to find the same deals with online platforms as you will with individual syndicators.To make it simple lets just look at one thing, mailing out the K1 statements at the end of the year.If a syndicator gets 400 investors to invest $50k each that will cost them about $10k to mail out their statements using FedEx.An online platform will have 4000 investors investing $5k each so their K1 mailing will cost about $100k.Everything else will work at about the same ratio.The other problems is that syndicators frequently charge just enough fees to keep the lights on during the project, and make the majority of their money on the sale of the property.
