Plus I have extensive DIY skills and have been a landlord in the past.

I'm an absentee landlord and DIY is just not a viable option and I too don't want to be cutting the grass or changing toilets.There is a middle ground between DIY and PM - - develop a maintenance team where you pay by job bid or $$/hr.

Hey Matt Romano depending on the area and quality of the tenant base, one piece unit or three piece kit for low to mid or student rentals.

No idea if that rule exists in other places, or if you'd even want to DIY your evictions at first.
