Will hard money lenders typically lend on properties less then 100k?

I plan to make 25% down on this home.

It is a hassle of course to log into each account to check on transactions, balance etc.

If you are going to be held responsible for the bill, I would first try to get on a payment plan with the company to pay off that balance.

But if you have enough room to expand the warehouse portion of the pemb, the topo is level, not hitting on a setback or ROW, an easement, etc…..then why not expand?

I wanted to reach out to see if you could provide any guidance or ideas on how and where to start with this process.Any advice or resources you can share would be greatly appreciated!

having been a Broker for 45 years I am all for paying the commissions  but add on like this not really unless its fully disclosed prior to working with them and we agree on it..

I can see doing the roof and starting on the exterior while they are still there but anything inside I’d probably wait on.
