Do you think it makes any difference using a local vs a national lender?

Single family house which is much higher than the national average.

Nationally it's something like a 3.4% increase.  

IMN has one in September in Atlanta and the NARPM national conference is in October in Arizona.

Even with national trends, your local experienced agent/broker can run through market trends to help you make decisions.For example, in my county we're continuing to see a strong seller's market with just over 1 month of inventory. 

Now remember the US is the largest debtor nation in the history of world.  23 trillion in debt, and that doesn't include unfunded liabilities, which some estimate to be north of 200 trillion.
