Of course, everything come risk and there could be unexpected repairs, only time will tell. 

Once you have a contracted deal you can ask other experienced investors who they are using (you will be surprised how many of them lend private money themselves) and pitch them your deals and experience.  

Without insurance, their unexpected problem suddenly becomes your problem and starts costing you money. 

My in-laws just put an offer in and to our surprise Hud did negotiate with them.

It would give you a buffer to cover expenses when things don't go well or pay for an unexpected repair.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

I would also plan on a new furnace and (if applicable) air conditioner.As far as interior condition - I would not be surprised if copper pipes and electric wire have been stripped from the interior.
