Any issues locking the Guest account down?

Not just "not here for the inspection," but I want to see a completely vacant unit with no personal belongings left... and I might be tempted to get the seller's permission to change the locks right then (they get a copy of the key, that they can return to me at closing) just to mitigate the risk of that former tenant becoming a "surprise!"

We completed the house, locked it under contract and sure as can be... septic system failed.

Lastly, the entire home we have decided to make "smart" and all locks, locks, thermostat, towel warmer, and mood lighting will be controlled via phones or computer.

Already have the property locked up.   

Should I send a contract right away just to lock it up?  

I recently purchased my first primary residence, which triggered me to learn more about real estate.

I often pull the trigger based in gut and figure out the logistics later.  

Last summer it needed a full rehab--triggered by tenant damage with smoke but went ahead and used it as an opportunity to go ahead and do the upgrades it needed anyway.
