Oh, but don't forget to deduct tax on that).I reckon there are just too many uncertain variables to risk paying (at least) $89k on a home that sold comps say should be worth $99k (if rehabbed to market satisfaction).Looks to me like the "seller" is a wholesaler, looking for a flipper-wannabe to whom $10k seems magical...

i just sold my lisbon property it has row to public st, over legal deeded row, and ihave a back lot i split off with 2nd row over current row  only issue i found maine doesnt require road associations. lenders out state had issue wanted me to form one with my neighbor but he said no. so i plowed till i sold my house. so found maine lender and no issue.

Overall the property is in a good location for commuting, would make a great starter home for the price-point, and a similar spec home sold very recently in the same town rather quickly.

ARV 120-130KI also found out home was going into auction for back taxes.I spoke to an attorney and he recommended I don't touch it because tax sale would not eliminate all liens or family claims so I gave the info to other investors who had more experience.a year later home sold for 58k taxdeed sale.How could I have create a deal here?
