I could offer $4,300 cash along with taking over his payments subject to, but he wouldn't have enough money for his bike.I could ask if he would do a subject to and continue to make the payments on the house for 6 months and then be able to offer quite a bit more cash.I could do #2 above and also ask if he has money for the repairs on the house and pay him even more cash for being a hard money lender.Do you think these are good options to ask him about?

And he bought the house in 2008 for $97kSome of the investors in my area say they usually take 40% off the market value and minus repair costs and minus their assignment fee...But from the looks of it there might not be alot of repair for the end buyer to do and if i subtract 40% from the market value I come up with $105k and I think that way too low to offer him but What do you all think I should offer him?????

I was going to offer less EMD, but since my exit strategy is to wholesale the property to another investor utilizing a double close....having the owner in the home isn't ideal for walking potential buyers through.....Any suggestions for that type of situation going forward or would you suggest just staying away from it?
