The Indianapolis and surrounding areas are great places to invest for flips and small Multifamily.

While many jobs seem to be in the educational sector, I know that the surrounding areas are all agriculture.It may be a beautiful place to live, but, speaking as an investor, I wouldn't do anything but trailer park, or an old folk's home when it comes to residential.

And, that doesn't count the growth in the suburbs and surrounding areas. 

We’ve stayed at several surrounding resorts and this one is by far the best of them. 

@Josh Heeb it all depends on the purchase price, condition of the units, the park itself, the infrastructure, utilities etc.

If you have a proper budget and are interested in Sacramento and the surrounding suburbs, There are a bunch of 4 plex that cash flow and have very high ceilings in the next 3-5 years.

I'd 100% invest in small towns that surround cities because you've got something driving rental demand/overall development/property value.
