My day job is high school math teacher.

It's not college ghetto but my city does have a big student body (5+ colleges, and a university).

There is a basement that is almost fun in itself to see as it gives you a sense of history (for example an old fuse box that still has "teachers lounge", "boys locker room" etc labelled on the fuse box door).

I know that it will take awhile before I can invest in my first property due to student loans so I feel as though I should start aggressively saving for my first property and perhaps consider another route afterward.

When I studied engineering for 4 years and thousands of hours of my time, I was a student not an investor, even though I was investing lots of my time.

We refined it into a plan, gave her a deposit only bank card and, for the two years she was our tenant, her rent was never late.As I often say, we are an accommodation service provider, working to become a lifestyle service provider, and not merely a landlord.Another thing we are doing with our student rentals is offering them {partially} furnished - living room, dining area and bed, dresser, desk & chair in each bedroom - at an extra $25/month per furnished bedroom.  

Experience is the best teacher in my opinion.

The husband has verifiable income, but the wife is a substitute teacher.

I understand there's a large hospital and also UA there for jobs and student influx, but are there many other large companies that higher employees with decent pay/benefits?

At this point I was working full time (~50-55 hrs/week) at that job that I was previously interning at as a student.
