That's an anecdote, but it highlights that there's nothing special or magical there, lots of regional banks made similar decisions in 2020, and the big banks too: for a while, Wells Fargo would only do your "jumbo" refinance if you had $1,000,000 in a WF account. 2020 was an interesting "stress test" for a lot of things, it turns out.

There is still so much room in this category for niche specialization.

If you are doing a large land development that requires re-zoning and special approvals, then you might be able to ask for closing to happen after re-zoning is approved.

People having success with this model are buying within a narrow search criteria (4+ beds, 500+ sqft per tenant, 3+ showers, plenty of parking, no HOA restrictions prohibiting non-related occupants, proximity to major employers etc etc.) and hiring management that specializes in the model and has systems + methodologies in place to account for turnover, roommate politics, common area cleaning, utility costs. 

I think there's a misconception that there is a mentor out there who knows everything we need to know to become successful, when in reality, I believe there are many mentors, each specializing in their own field who can teach us what they know as long as we provide value to them.
