For each property I open a savings account to hold the tenant's security deposit (so it is separate and is interest bearing - my understanding of how the deposit should be handled).Hope this helps, Justin

@Ami Son Hi Ami, I make sure each tenant's security deposit is in a separate interest bearing savings account.

For example, if a load bearing wall or support was taken out (sounds like maybe in the basement?) 

Bear in mind that not everyone likes 'tiny homes'.....If you do this, I would make 'tiny' be about 500 SF at least.

A lot depends also on your expectations, how hands on or hands off do you want to be, are you willing to plat this as a long term game or are you looking for quick returns.
