I wouldn't expect that to be a smooth transaction.

Of course, it goes without saying that you need to verify everything from the pre-screen (so you don't actually end up renting to one of those smooth-talking sociopaths) and run a real BGC(not Zillow). 

As business increases, I am finding out that some things work that I didn't expect to and conversely some things aren't going as smoothly as I'd hoped. 

Glad things are going smoothly for you and it is a bit scary to pull the plug, but there comes a point where time is worth more than money. 

I'm going to bet money that as soon as the tenant realizes they need to pay a deposit for the contract and pay the monthly fees, their hair magically regrows and their skin becomes smooth and silky like a baby :)
