I’m not advising you to do this since it requires a lot of research and resources but it’s possible to JV with someone who has skin in the game while you learn it.

I feel that I've only scratched the surface in terms of real estate investing, and I came to the realization that real estate investing is a solid way to accumulate wealth and grow my assets column.

The though of purchasing a fourplex, triplex, or possibly a duplex by the end of my lease, as my first investment property, is very appealing.I've also contemplated doing a rehab on an inexpensive house, and holding it for at least a year to reduce taxes if and when sold, by using the BRRRR strategy, but using a 1031 exchange is something I've researched quite a bit as well.At this point it seems to me I have a few options to get started in the near future and be able to get some skin in the game while I continue learning.1.

Should we bite the several thousand dollar gamble or should just accept covering the original hardwood with other hard surface durable flooring.

They have more skin in the game then you do.Make sure you get clear title.

Depending on the drug, even a small amount can have adverse affects (fentanyl can be absorbed through the skin).

I plan to get some skin in the game once I return from deployment.

@Chris Meadorshaha, yeah its quite the ride - i posted my personal conclusions a bit further up, i did not buy it, but not because i would be overpaying - i still think this would make a great long term play, but the short term risk of not having an exit strategy for the first few years is still above my current personal risk tolerance - the key takeaways of the underlying questions were a great learning for me though, and even though its easy to lose track following this trainwreck of a thought, i hope it maybe opens a few mind horizons of how to look at numbers below of whats on the surface 🤯🤙🏼

When you're looking for funding, a reputable lender is going to be looking at the strength of the deal, the money coming in by the borrower for skin in the game, the experience of the borrower, and the risk involved.
