Wow...I wish here in Cook County (Chicago) our court system would be this accessible where you could simply call into the clerk to say you were late or fax in personal requests to the judge.Here, defendants get 30 days to vacate a default judgement [almost] without question.

Once we hit the basement we saw foundation wall cracking as well as standing water from a recent rain and evidence of water seepage over many years.I did go to a very well-respected and well-known local Foundation specialists rather than an engineer simply because I knew one and I had less than 12 hours to make a decision on the property.

Since my viewing is tomorrow I suppose my goal tomorrow will be to simply walk around the property,take really good pictures, build rapport with seller (it’s not the actual homeowner but an acquisition specialist that is doing the viewing with me), and take lots of good notes about repairs as I can.

Given you have three, if I were you, I’d have a professional give my financials a once over to be sure there’s nothing I’m missing or simply unaware of.I’m sure you can get tons more feedback on this, but deduct, deduct, deduct...Knowing and taking advantage of deductions can save so much of your money from Uncle Sam.

In short, there's no one way to do a deal, representation-wise (or lack thereof as I've had occasions where no agents were used - just me and the seller - though I very much recommend having a good RE attorney in those situations).
