Shifting utilities to tenants may help but only if all other properties in the area do that.

Of course you want to know what you are doing as the operations shift as the unit sizes increase, however hiring a property management company to take care of the property makes more financial sense on 100+ unit sized deals than smaller deals.

But once your business shift to another level, your vision also shifts. :).

My biggest concerns with the Outer Banks would be the elements (flood risk, sea level, shifting sands etc) and all the baggage, risk and costs that come with that.
