@Brian Garrett Not so much defered CapEx though there is that but it's more to do with the Schedule E

One of the most stable scenarios would be buying RE after you have an engineering w2 job to support the loan, should tenants be unable or unwilling to pay rent.

But a lot of these properties built in e 40s are in really bad shape, and there are a ton of empty lots.

@Jason Muth we entered the VR niche in March 2020 in E TN.

Wile it will be a lot of work now, income and wealth through rentals seems like it has the potential to be more stable and robust down the road than a depleting 401K.

But this is how I filed:1) Mortgage interest and property taxes for the primary residence went on Schedule A.2) Using the date I changed the locks as the split, all income and expenses incurred on the rental property prior to the that date - including the locks - went on Schedule E. 

You may need to pay more for a more stable or trustworthy contractor that can either bill in arears (like a professional) or can be trusted with an retainer (like a professional) to go purchase...
