Personally, if these have been good and stable tenants, I would not want to rock the boat, because the vacancy and turn-over work can easily cost more than the extra deposit.

San Diego is a great town, loved it, even opened a real estate office there in a prime spot by the Shadow Ridge Country Club area in Vista ( It was ground floor time) and another in a little one room setup in La Mesa, and lived near Bird Rock.

Yes Fannie and Freddie do minor cosmetic rehabs to get a better price, also Wells Fargo did sheet rock repair and painting of properties to increase the amount of money they could get out of the REO Sale..

If the reason for the sinking and cracked slab is water related and you haven't fixed the underlying water issue that caused the damage in the first place, the mud jacking is a band aid that will fail in a few years at best.
